Application Requirements

Please email all required documents to LPLRentals.LLC@gmail.com once your online application has been submitted, along with a copy of your drivers license. 

Anyone over the age of twenty-one (21) will be required to fill out an application and be on the lease. We do not show the property until all applications have been filled out and approved.

Rental History: We will check for any pending and/or past evictions. If you have a pending eviction you will automatically be denied. If you have been evicted within the last three (3) years, you cannot owe that landlord more than $600.00. Any false information provided on an application regarding rental history or any other area is an automatic denial. If you have no verifiable rental history you will be charged first and last month's rent unless your credit score is 750 or above.

Income: We must be able to verify your income in order to process your application. We do NOT accept CASH only income. We require income for the last thirty (30) days for employed applicants. Overtime does not count as this is not consistent income. Child support and any other wage garnishments will be deducted when calculating your monthly income. Child support paid through the court system will count as income with appropriate documentation. We do accept SSI/Disability income with a copy of your benefits. 

If you are self-employed you must provide either one (1) year's worth of financial statements (bank statements, CPA document, P/L, 1099, etc.) or a tax return from the previous year. 

Rent is calculated based on 30% of your total monthly gross income (before taxes). For example, if you are looking for a $600.00 per month rental, your monthly income must be at least $2,000.00.

Section 8: We are currently not accepting Elkhart Section 8, but we are accepting St. Joseph County Section 8. 

Credit: All applicants must consent to a check of their credit history. Credit scores less than 560 will not necessarily result in denial. If you have good rental history, no evictions or pending evictions, you may still be approved. We may however require to have a cosigner or will be required to pay a higher security deposit. 

Criminal Background: A criminal background check will be run for each applicant. Any felonies less than three (3) years old will result in denial. 

Once you have been approved your security deposit can be accepted via money order, credit/debit card, or cashier's check. Personal checks cannot be accepted for deposits. This will hold the property for a maximum of thirty (30) days. Lease must be signed and all fee's paid prior to receiving keys. The property will not be held until application, all proper documentation and security deposit has been received.
